1) How long can I expect it to take to find the
right property?
There is property available in the Metroplex, and we’ll help you find
it quickly if need be. But a hurried time frame limits your negotiating power.
It’s best to contact us as much as a year before you are ready to move
or renegotiate your lease. The longer time frame gives us time to thoroughly
investigate the market and arrange the best possible deal for you.
2) How are you compensated?
All brokerage fees are paid by the
landlord. Every leasing agreement contains a brokerage
fee. Landlords always use a leasing broker to negotiate
the best deal but some tenants do not. In that case,
the landlord’s broker gets the entire fee. If
the tenant is savvy enough to hire his own broker,
the fee is split between the two.
It is in your best interest to hire a broker
to negotiate on your behalf. It costs nothing, but it
gets you the best possible deal on your real estate investment.
3) What is the process you use in working with clients?
The first step is a needs analysis. We take the time to find out exactly what
you’re seeking. The more specific information you provide, the more focused
our search will be.
The next step is a market analysis. Based
on your requirements, we put together a list of every
possible building that fits your needs. We evaluate location,
price, amenities, curb appeal and maintenance history.
Then we make recommendations and begin touring the buildings
with you.
After seeing your options, we develop a
game plan for our negotiations. Which buildings are the
most attractive to you? What options do you require?
Which landlords will give us the most for our budget?
Because we know the area leasing market so well, we are
well armed to get the very best deal for you.
Once we’ve reached an agreement,
we manage the construction and move-in process. We can
help you find vendors for office equipment, furniture,
computer systems, etc.
